Home prices will start in the mid-$200,000’s and go up to over $1 Million depending on the style of home you choose.

In creating a community that is unique, the design of the homes requires special attention to detail. Venango Trails has created a Design Guideline for all of our builders to adhere to. The Guidelines outline an authentic architectural code for the community, and all home designs must be reviewed by our design committee prior to construction.   • A Submittal and Review Process within the Design Guidelines ensures that all homes are submitted to our community design review team for final approval.
    While many of the architectural elements of Venango Trails harkens to the Arts and Crafts era, the homes are being designed to offer technologies and materials that are both earth friendly and energy saving. Homes are being designed to perform 35% better than the current code for the region, the 2006 International Energy Conservation Code. This mandatory standard ensures a 40% reduction in whole house energy costs for all homes at Venango Trails. We have worked with national experts to create Home Performance Standards to ensure compliance in the following areas:
    Energy Efficiency
    To ensure optimum resident comfort, all homes must achieve a HERS score of 65 or less, which is 35% better than 2006 IECC.
         Building Durability
    To prolong the life of all homes and reduce the need for routine maintenance, the homes building envelopes will be constructed using practices that control moisture and air movement.
    Indoor Environmental Quality
    All homes will provide residents with improved indoor air quality and a more comfortable living environment through the use of mechanical ventilation, high efficiency air filtration, and healthy building materials.
    Materials and Resources
    All homes will be built with materials selected for their reduced impact on the environment, that have been designed for a longer life cycle, and are healthier for the residents of the homes.
    Garden Homes
    Garden Homes allow you to enjoy entertaining friends and making new ones in a tightly knit community within Venango Trails. Located on Cayuga Circle, the Garden Homes have access to 2 small parks as well as being closely located to the Community Center. A variety of 2 and 3 bedroom plans will be available, with an architecture that will be unique to the Garden Homes. With the elimination of time-consuming yard work and upkeep, you'll have plenty of time to enjoy all that Venango Trails has to offer.
    Park Homes
    Park Homes give families room to grow. Located along Chilliwack Lane on the outskirts of the village, these homes feature private back yards that are shielded by the woods surrounding the community. Available in 3 and 4 bedroom plans, Park Homes will be available in unique designs featuring a diverse mix of authentic building materials. Their unique location puts Park Homes slightly off the beaten path, but has them well connected to the parks, lakes, and community center.
    Artisan Homes
    Imagine a home that has the charm of the past, but all of the features you want today – first floor master suites, open floor plans, lots of natural light – and you are imagining the Artisan homes. Located primarily in the Village of Venango Trails, these homes offer you the ability to leave the yard work to someone else while you entertain friends and family, explore the neighborhood or enjoy the views from your porch. A variety of floor plans will be available including several with secluded courtyards for entertaining and relaxing in.
    Manor Homes
    Sitting at one of the highest points in Southwestern PA, Manor Homes offer exquisite views and warm living spaces. The Manor Homes' unique and customizable floor plans offer plenty of room for all of your friends and family. Available in 4 bedroom and larger plans, you can opt to finish out bonus rooms or customize your interior spaces to suit your personal style. Exterior designs will be elegantly detailed with materials reflecting the rich craftsman palette of Venango Trails.
    Cottage Homes
    Relaxed living defines the Cottage Homes, located prominently throughout the village alongside the parks, lakes and the Community Center. Cottages echo the cozy bungalows built in the Arts and Crafts era, while featuring open and bright floor plans perfect for entertaining and family time. Private side yards provide a generous extension of your living space right into the outdoors, but in a manageable size that doesn’t take you away from the community right outside your door.
    Estate Homes
    Estate Homes are evocative of the well crafted historic homes that we covet in this region, yet feature luxurious finishes and offer all of your desired amenities. Working with the Venango Trails builders, you can customize your dream home on a special street within this world class community. Only 29 homesites will be available for Estate Homes at Venango Trails.
